Roof leak repair cost runs about $350 to $1,500 in 2026, with a national average near $800, according to Fixr. A minor leak on a flat roof can cost as little as $150 to fix, while a major one that has damaged the membrane or insulation runs $1,000 to $4,000 or more. If you manage a commercial building with a flat or low-slope roof in Palm Beach County, this guide covers what those numbers include, what pushes a repair bill up, and when paying for another repair stops making sense.

We repair leaks on commercial roofs for a living, including roofs we did not install. Our commercial roof leak repair page explains how we find the entry point. This page is about the money.

How much does roof leak repair cost?

Most roof leak repairs cost a few hundred dollars to about $1,500. Two national sources agree on the middle and differ at the edges.

Both sources are built mostly on houses. A commercial flat roof is priced the same way, by the defect and the time it takes, but the defects tend to be bigger and harder to reach. Read the national numbers as the floor for a single, simple leak.

Flat roof leak repair cost by type of repair

On a flat or low-slope roof, the price depends mostly on what failed. Fixr breaks flat roof repairs down by the type of problem.

RepairTypical costWhat it usually involves
Ponding$70–$750Clearing or correcting a drain, filling a low spot
Patch$150–$1,500A puncture or split in the membrane
Seams$200–$1,000Re-sealing and reinforcing lap seams that have opened
Flashing$200–$750Curbs, walls, edges and penetrations
Blisters$250–$1,500Cutting out and repairing trapped moisture or air

Flashing is where most commercial leaks start, at the curbs, drains and walls, so that row is the one most owners end up paying for. It is also the row where cheap repairs fail fastest. Sealant smeared on a moving joint holds for a season. A repair re-detailed with reinforcing fabric is built to move with the roof.

What pushes a commercial leak repair up

Two leak repairs on two similar buildings can be priced far apart. These are the reasons.

  • Finding it. On a flat roof, water travels along the deck before it shows inside. The search is often the longest part of the job, and a quick quote that skips it is usually aimed above the stain.
  • How many details are failing. One curb is one repair. Five curbs heading the same way is five, and it is cheaper to do them on one visit.
  • Access. Roof height, hatch or ladder access, and how far materials have to be carried.
  • Labor. Fixr puts labor at about 60 percent of a typical leak repair.
  • Wet insulation. If water has soaked the insulation under the membrane, the wet section has to be cut out and replaced. That is where a few hundred dollars becomes a few thousand.

Emergency roof leak repair cost

Emergency work costs more. This Old House puts emergency roof leak repair at $379 to $1,755 and says the call-out can add $100 to $300, or up to twice the price of a scheduled repair. Most of that premium buys speed and a temporary measure, not the permanent fix.

Is it worth it? When water is entering an occupied building, usually yes. When the leak is slow and the forecast is dry, a scheduled visit is often the better spend.

Either way, call first. Active water is the one case where we would rather you phone than fill in a form, and it gets moved up the list.

The cost of leaving a leak

The repair is often the smallest number in a leak. The expensive part is what the water does while it waits.

  • Inside the building. The EPA says water-damaged areas and items should be dried within 24 to 48 hours to prevent mold growth, and that porous materials such as ceiling tiles and carpet may have to be thrown away once moldy. See the EPA’s guide to mold and moisture (updated February 18, 2026).
  • Inside the roof. Wet insulation loses its value and spreads the leak sideways. Fixr notes that major leaks damaging decking, insulation or structure can cost up to $8,000.
  • Your options. A roof with dry insulation can usually be repaired or restored. A roof with saturated insulation often cannot be coated, which closes off the cheaper route.

If water is coming in now, our step-by-step guide on how to repair a roof leak covers what to do inside the building before anyone gets on the roof.

Florida’s 25 percent roof rule

Florida has a roof rule that can change the size of a repair bill. The Florida Building Code has long limited how much of a roof can be repaired, replaced or recovered in a 12-month period before the whole roof section has to be brought up to current code. That threshold is 25 percent, which is why it is called the 25 percent rule.

Since 2022, Florida Statutes section 553.844(5) carves out an exception. If a roofing system or roof section was built, repaired or replaced to the 2007 Florida Building Code or a later edition, and 25 percent or more of it is being repaired, replaced or recovered, only the portion being worked on has to meet the code in effect.

Local governments may not amend that exception. Source: Florida Statutes s. 553.844 (2026 edition).

A single leak repair rarely comes near the threshold. The rule matters after several large repairs in one year, or storm damage across a big share of the roof.

When repairing stops being the cheap option

One repair is cheap. A repair every few months is not. This Old House suggests considering replacement once more than 30 percent of a roof is substantially damaged. On a commercial flat roof there is often a step in between: restoring the existing roof with a coating system once the repairs are done.

  • Repair when the leak traces to one or two details and the rest of the roof is sound.
  • Restore when leaks keep appearing in different places but the insulation is dry. The failed details are repaired, then the whole surface is renewed. Our roof restoration scopes list the repair work and the coating separately.
  • Replace when the insulation is saturated or the deck is damaged. Our guide to flat roof replacement cost covers what that runs.

What goes into a quote from us

We do not publish a price for leak repair. The cost depends on what we find, and a number given before anyone has been on the roof is a guess. Here is what a quote from us is built on.

  • The interior evidence. Where and when the water shows up, including whether it only leaks in wind-driven rain.
  • The entry point. Found by working uphill from the stain through the penetrations, curbs, drains, edges, seams and old repairs.
  • The repair method. The defect re-detailed with reinforcing fabric, written into the scope.
  • What else we found. Other details heading the same way, listed while they are still cheap.
  • Your warranty. If the roof is still under a manufacturer’s warranty, tell us first. A repair by someone else can affect it, depending on the manufacturer and the system.
  • The bigger picture. If repeated leaks mean the roof is near the end of its life, we say so rather than selling another patch.

Roof leak repair cost questions

How much does roof leak repair cost?

Fixr puts the national range at $350 to $1,500 in 2026, with an average of about $800. A small leak at a vent or flashing can cost a few hundred dollars. A major leak that has damaged decking, insulation or structure can run up to $8,000.

How much does it cost to fix a leak on a flat roof?

Fixr puts a minor flat roof leak at $150 to $1,000 and a major one at $1,000 to $4,000 or more. By type of repair, ponding runs $70 to $750, seams $200 to $1,000, flashing $200 to $750 and blisters $250 to $1,500.

Is emergency roof leak repair more expensive?

Yes. This Old House says an emergency call can add $100 to $300, or cost up to twice as much as a scheduled repair, and puts emergency leak repair at $379 to $1,755. It is usually worth paying when water is entering an occupied building.

Is it cheaper to repair a roof leak or replace the roof?

For a single leak, repair is far cheaper. This Old House suggests considering replacement once more than 30 percent of a roof is substantially damaged. On a commercial flat roof with dry insulation, a restoration after the repairs is often the step in between.

Does Florida's 25 percent roof rule apply to leak repairs?

It can when a large share of a roof is repaired within 12 months. Florida Statutes section 553.844(5) says that if the roof was built, repaired or replaced to the 2007 Florida Building Code or later, only the repaired portion has to meet the code in effect.
