What happens next
- We call you back to ask a few questions — building type, roof age, and whether there is active water coming in.
- We walk the roof. Substrate, insulation below it, drainage, seams, penetrations and any trapped moisture.
- You get a written scope covering condition, preparation, the system and its specified thickness, and what is excluded.
- You decide. If the honest answer is that the roof needs replacing rather than coating, we will say so — and we can scope and manage that instead, with the work carried out by licensed roofing contractors.
Why we ask about roof type
Most building owners do not know what is on their roof, and that is completely normal — it is rarely written anywhere the owner keeps. We ask because the answer changes what the first visit looks like. A standing seam metal roof usually fails at the fasteners and the seams, so we go looking at those first. A TPO or EPDM membrane tends to fail at the seams and the flashings around penetrations. A built-up or modified bitumen roof shows its age in blisters, ponding and surfacing loss. If you genuinely have no idea, leave it blank — a photograph taken from a doorway or an upstairs window often tells us more than a guess would.
What a free evaluation actually involves
It is not a sales visit with a clipboard. Someone goes onto the roof, walks it properly, and checks four things: the condition of the surface itself, the state of the seams, penetrations and flashings, whether the roof still drains or holds water after rain, and whether there is moisture trapped in the assembly below. That last one decides everything. Coating over a saturated roof seals the water inside, and the roof continues failing underneath a surface that now looks brand new — which is the single most expensive mistake in this trade, because it costs you the coating and the roof.
You get the findings whether or not you buy anything. If the answer is that the roof has five good years left and needs nothing beyond cleaning the drains, that is what we will tell you.
If you are comparing quotes
Ask every contractor for the coating system by name and the specified thickness in mils, and ask what surface preparation is included. Quotes for commercial coatings are frequently not describing the same work, and the cheaper number is often a thinner application over less preparation — which is invisible on handover day and obvious two summers later. If a quote will not put the system and the thickness in writing, that tells you something useful.
