Flat roof replacement cost runs about $4 to $14 per square foot installed in 2026, and a full commercial replacement typically lands between $5 and $14 per square foot. On a 10,000 square foot warehouse or plaza roof, that is roughly $50,000 to $140,000. If you are holding a replacement quote for a commercial flat or low-slope roof in Palm Beach County, this guide covers what drives that number, how it compares with restoring the roof you already have, and how to tell which one your building needs.
We are a coatings and restoration company. We would rather coat a roof than see it torn off. So we will also be plain about when coating is the wrong call, because on some roofs it is.

How much does flat roof replacement cost in 2026?
Nationally, a flat roof replacement costs $4 to $14 per square foot with materials and labor, according to Fixr’s 2026 data. This Old House puts the average flat roof replacement at $24,510, with most jobs between $11,311 and $37,709. Both figures are built mostly on smaller roofs, so read them as a per-square-foot guide, not a total for a commercial building.
The membrane you choose moves the number. Here is how the two sources price the common flat roof systems.
| Roof system | Fixr (per sq ft) | This Old House (per sq ft) |
|---|---|---|
| Modified bitumen | $4–$8 | $7–$9 |
| Built-up roof (BUR) | $4–$10 | $7–$9 |
| TPO | $4–$14 | $8–$11 |
| EPDM (rubber) | $4–$13 | $9–$13 |
| PVC | $5–$16 | not priced |
| Metal | $4–$30 | $15–$21 |

Why do the two disagree? Fixr’s ranges are wide because they cover everything from a small, simple roof to a complex one. This Old House prices one mid-range scenario.
Neither is wrong. The gap is a reminder that the square footage price only means something once you know what work is in it.
Commercial flat roof replacement cost per square foot
For commercial buildings, Thumbtack’s 2026 guide puts a full replacement at $5 to $14 per square foot installed. Commercial roofs usually carry more rooftop equipment, more drains and more edge detail than a house, and each of those needs its own detailing.
| Roof area | Full replacement at $5–$14 / sq ft |
|---|---|
| 2,500 sq ft (small retail unit) | $12,500–$35,000 |
| 5,000 sq ft | $25,000–$70,000 |
| 10,000 sq ft (warehouse or plaza) | $50,000–$140,000 |
| 25,000 sq ft | $125,000–$350,000 |

What pushes a replacement quote up
Quotes for the same roof are often far apart. That is usually because they describe different work. These are the line items that move the total most.
- Tear-off. Removing the old roof costs $1 to $5 per square foot, per Fixr. Each extra layer adds labor and disposal. This Old House notes most codes cap a roof at two layers, so a roof that has already been covered once usually has to come off completely.
- Insulation. Wet insulation has to be replaced, and an upgrade adds cost. On a roof that has leaked for a few seasons, this can be a large part of the bill.
- Drainage. Tapered insulation to add slope, new or moved drains, and overflow provision all cost money. A replacement is also the best chance you will get to fix drainage properly, which is why we would not skip it to save on the bid.
- Penetrations and edges. HVAC curbs, pipe boots, scuppers and parapet walls each need detailing. A roof crowded with equipment costs more per square foot than an open one.
- Access. A tall building, no freight elevator or a tight site can mean cranes and more labor hours. This Old House and Thumbtack both list access as a cost factor.
- Permits and inspections. Fixr puts typical permit fees at $150 to $600. Larger roofs and structural work can raise them.
- Labor. Fixr puts labor at $3 to $7 per square foot, anywhere from about a fifth to nearly half of the total.
If you hold several quotes that are far apart, line them up against this list. The cheapest one is often the one that left a line out. That is the problem a single written specification solves on our flat roof replacement projects: every licensed roofing contractor prices the same scope.
Replacement vs silicone restoration: the cost gap
On a roof that is still sound and dry, restoring it costs a fraction of replacing it. A 2026 article in The Construction Specifier puts a silicone coating at $2 to $4 per square foot against $6 to $8 for a full tear-off and replacement. Its author is a sales manager at a coating manufacturer, so treat it as the industry’s own figure. Even at the top of the coating range and the bottom of the replacement range, the gap is real.
| 10,000 sq ft roof | Silicone restoration | Full replacement |
|---|---|---|
| Installed cost | $20,000–$40,000 at $2–$4 / sq ft | $50,000–$140,000 at $5–$14 / sq ft |
| Tear-off and disposal | None. The coating goes over the existing roof. | Included, or $1–$5 / sq ft on top |
| Building disruption | Building stays in use | Old roof torn off and hauled away |
| Next cycle | Cleaned and recoated, not removed | Another tear-off at end of life |

Why is silicone the usual coating on flat roofs here? Water. Many coatings break down where water stands for days after a wet-season storm. Silicone stays stable under ponding water and holds up under year-round sun.
That is why it is the system we specify most often on Palm Beach County low-slope roofs. Our silicone roof coating page covers how a project runs, and the trade-offs, including that silicone holds dirt and needs a clean surface to bond to.
Restoration is not just a coat of paint. Open seams, failed flashings, blisters and blocked drains get repaired first, then the coating goes on. A coating over an open seam is a coating over a leak. Our commercial roof restoration scopes split the repair work from the coating so you can see what you pay for in each half.
When restoration is not the cheaper option
Coating is only cheaper when the roof underneath can carry it. If it cannot, you pay for the coating and then still pay for the replacement. These are the findings that rule coating out:
- Saturated insulation. Wet insulation cannot be dried from above. Coating over it seals the water in. This is the finding that decides most cases.
- A deteriorated or corroded deck. A coating is a waterproofing layer, not a structural repair.
- Membrane failure across the whole field. Failure at a few seams and penetrations is repairable. Failure everywhere is not.
- Drainage that was wrong from the start. Most ponding comes from blocked drains or settlement and can be fixed. A roof built with too little slope can only be truly fixed by adding slope, which happens during a replacement.
Soft spots underfoot, staining along seams and blister patterns are clues. Moisture surveys and core cuts give a definite answer. We would rather establish that properly than coat a roof and hope.
How often does a flat roof have to be replaced?
Most flat roofs last 15 to 30 years, with about 20 years as the average, according to Fixr. This Old House gives 15 to 20 years for flat roofs generally, and notes that an unmaintained flat roof typically lasts about 10. Fixr also notes that TPO in extreme climates may need replacing about every 10 years.
Maintenance and coating change that math. The Construction Specifier article says a professionally applied coating can extend a roof’s life by up to 20 years, with a recoat about every 10. Manufacturer silicone systems are typically warranted in the ten to twenty year range, depending on the system and the thickness applied. At the end of that cycle, a silicone roof is generally cleaned and recoated rather than torn off, so the second cycle costs less than the first.
Is your roof 15 to 20 years old with a replacement quote on the table? That is the point to get an evaluation first. A fair share of the roofs we are called to about replacement turn out to be restoration candidates instead.
A tax question to ask your accountant
For commercial owners, the after-tax cost matters as much as the quote. IRS Publication 946 (2025) says a business can elect to treat certain improvements to nonresidential real property as section 179 property, and roofs are on that list. The section 179 limit for 2025 was $2,500,000, reduced once total qualifying purchases pass $4,000,000. Whether a replacement or a restoration qualifies, and how it is best treated for your building, is a question for your tax adviser.

What goes into a quote from us
We do not publish a price per square foot. Two roofs of the same size and age can need very different amounts of preparation, and a number given without walking the roof is a guess. Here is what our free evaluation covers and what the written scope names.
- Drainage. Where water goes and where it stops. Standing water 48 hours after rain is a finding.
- Seams, penetrations and flashings. Curbs, drains, pipe boots, scuppers and parapet junctions, where most low-slope leaks are.
- Moisture in the assembly. The finding that decides whether restoration is viable at all.
- Previous repairs. Old patches show where the roof has been failing, and whether anyone fixed the cause.
- If it is a coating candidate: a written scope naming the system and the thickness in mils, with the repair work and the coating listed separately.
- If it is not: we say so. We then write a replacement specification, take it to licensed roofing contractors so the bids are comparable, and oversee the work. The replacement itself is carried out by those licensed roofing contractors. We do not install replacement roofs.
Either way you get the findings, whether or not you go ahead.
Getting a second opinion in Palm Beach County
We work on commercial flat and low-slope roofs across Palm Beach County, including West Palm Beach, Boca Raton, Boynton Beach, Delray Beach, Lake Worth Beach, Palm Springs, Riviera Beach, Wellington and Jupiter. Warehouses, light industrial units, retail plazas, churches and HOA buildings all qualify. Homes with shingle roofs do not. That is a different system and not work we do.
If you have been told your flat roof needs replacing, get one independent look before you commit. Our flat roof replacement service starts with a free evaluation. If the roof can be restored, the scope will say so. If it cannot, you get a specification you can put out to bid with licensed roofing contractors.
Flat roof replacement cost questions
How much does it cost to replace a flat roof?
Nationally, flat roof replacement runs about $4 to $14 per square foot installed in 2026, according to Fixr. This Old House puts the average flat roof replacement at $24,510, based mostly on smaller roofs. The membrane, tear-off, insulation and drainage work decide where a given roof lands in that range.
How much does commercial flat roof replacement cost per square foot?
Thumbtack's 2026 guide puts a full commercial roof replacement at $5 to $14 per square foot installed. On a 10,000 square foot building that is roughly $50,000 to $140,000. Tear-off, wet insulation, drainage corrections and rooftop equipment push a quote toward the top of the range.
Is it cheaper to coat a flat roof than replace it?
On a roof that is sound and dry, yes. A 2026 article in The Construction Specifier, written by a coating manufacturer's sales manager, puts silicone coating at $2 to $4 per square foot against $6 to $8 for tear-off and replacement. It stops being cheaper when the insulation is wet or the deck is damaged, because then you pay for the coating and still need the replacement.
How often does a flat roof have to be replaced?
Most flat roofs last 15 to 30 years, with about 20 as the average, according to Fixr. This Old House says an unmaintained flat roof typically lasts about 10 years. Regular maintenance and a coating system can extend that, and a silicone roof is generally recoated rather than torn off at the end of its cycle.
How do I know if my flat roof is past coating?
The main sign is moisture in the roof assembly. Saturated insulation cannot be dried from above, and coating over it seals the water in. A deteriorated deck, membrane failure across the whole roof, or drainage that was built wrong from the start also point to replacement. A moisture survey or core cuts give a definite answer.
Does Florida Coating Solutions replace flat roofs?
No. We carry out the evaluation, write the replacement specification and manage the project. The replacement itself is performed by licensed roofing contractors. Our own work is coating and restoration, which is why we check whether your roof can be restored first.
Can a commercial roof replacement be deducted?
IRS Publication 946 (2025) lists roofs among the improvements to nonresidential real property that a business can elect to treat as section 179 property. Whether that suits your building, and how a replacement or a restoration is best treated, is a question for your tax adviser.
