Palm Beach County is unusually hard on commercial roofing, and manufacturers' nominal service lives are written for a national average that this county does not resemble.
UV exposure is close to relentless. Membranes chalk and lose plasticiser faster, and a black EPDM roof can run well over 160°F on a summer afternoon, which ages the material and loads the HVAC at the same time. Salt air travels considerably further inland than most owners expect, and it attacks the metal parts first — fasteners, termination bars, flashings and drain components fail before the membrane around them does.
Then there is water. The wet season delivers a great deal of rain in short, intense bursts, and a low-slope roof that has settled slightly, or whose drains are partly blocked, will hold that water for days. Ponding accelerates almost every failure mode there is, and it is the single most common finding on the roofs we survey.
What that means for a coating
It means the system selection is not academic. Coatings that perform perfectly well in a dry climate can break down under standing water, which is why silicone dominates on low-slope roofs here. It means the metal details on a coastal building need attention that the same building thirty miles inland would not require.
It also means preparation matters more, not less. A surface carrying salt residue and biological growth will not hold a coating, no matter what the datasheet says, and cleaning it to the manufacturer's written standard is the step that separates a system that lasts from one that peels.

We tell you when a coating is the wrong call
A coating restores a roof that still has a sound deck and manageable moisture. If the substrate is saturated or the insulation is gone, no coating will fix it and we will say so at the evaluation rather than after the deposit.
Your building keeps operating
Coating work happens on the roof surface, not through the ceiling. There is no tear-off, no open deck overnight, no dumpster in the customer parking area, and in most cases no reason for your tenants to change how they use the building that week.
Manufacturer systems, applied to spec
We install manufacturer coating systems at the mil thickness the system actually calls for. Under-application is the most common reason a coated roof fails early, and it is invisible from the ground once the roof is white.
A written scope before anything starts
You get the substrate condition, the preparation steps, the system and thickness, and what is excluded — in writing. Property managers need something they can put in front of an owner or a board, not a number on the back of a card.
