How flat roofs actually fail in Florida

A flat roof is never truly flat. It is built with a slight designed slope so water reaches the drains, and almost every problem we are called to on low-slope commercial roofing traces back to that slope no longer doing its job. Buildings settle. Insulation compresses under foot traffic and equipment. Drains partially block. Any of those leaves water sitting where it was supposed to run off.

Standing water then accelerates everything else. It works into seams under hydrostatic pressure, degrades membranes and adhesives, grows biological matter that holds moisture against the surface, and adds real weight — roughly five pounds per square foot for every inch of depth, which across a large ponded area is a structural consideration rather than a cosmetic one.

The second failure pattern is at the details rather than the field. Curbs, drains, pipe boots, scuppers, parapet junctions and equipment supports account for the substantial majority of leaks we investigate. The open field of a low-slope roof is usually in better condition than the things poking through it.

  • Drainage assessment first. Where water goes and where it stops going. Standing water 48 hours after rain is a finding, not a quirk of the building.
  • Seam and lap repair. On membrane roofs this is where age shows first and where repair is still cheap.
  • Detail re-work. Curbs, drains, boots, scuppers and parapet junctions individually repaired and re-detailed.
  • Blister and defect treatment. Blisters, splits and previous failed patching cut out and made good rather than coated over.
  • Moisture survey. The finding that decides whether restoration is viable at all, because trapped water cannot be fixed from above.

What restoration work involves

Establishing why water is standing

Blocked drain, settled deck, compressed insulation or insufficient original slope. The cause determines whether it is a cheap fix or a design problem, and only the last one genuinely requires a re-slope.

Clearing and correcting drainage

Drains cleared and repaired, strainers replaced, scuppers rebuilt where the surrounding detail has failed, and additional drainage provision considered where the original was under-specified.

Repairing the field defects

Open seams, splits, blisters and failed previous patches are cut out and repaired properly. Coating over unrepaired defects is coating over a leak.

Re-detailing every penetration

Each curb, boot, drain and equipment support is repaired and detailed with reinforcing fabric. This is where most of the leaks were, and where most of the labor goes.

Deciding what comes next

With defects repaired, a coating system renews waterproofing across the whole roof. Restoration and coating are usually one project rather than alternatives.
