Our office is at 1732 South Congress Avenue, which puts us inside the Village of Palm Springs rather than driving into it. That has practical consequences for a building owner here: when a roof starts letting water in during a July afternoon storm, we are a short drive away rather than crossing the county, and a same-day look at the roof is realistic rather than aspirational.

Palm Springs is a compact village of roughly twelve square miles wedged between Lake Worth Beach and Greenacres, and its commercial building stock reflects the way it grew. The Congress Avenue and Forest Hill Boulevard corridors carry most of it: single-story strip retail, small professional offices, medical suites, self-storage and light industrial units, much of it built between the 1970s and the 1990s. Almost all of it is low-slope, and a substantial share is on its second or third roof surface.

Being minutes from Palm Beach International also matters more than owners expect. Buildings under the approach carry a maintenance burden that shows up as accelerated wear on exposed surfaces, and the flight-path corridor along the north of the village has a dense concentration of exactly the flat-roofed light industrial stock that coating systems suit best.

What we find on Palm Springs roofs

The recurring pattern here is a modified bitumen or built-up roof from an era when white reflective surfacing was not standard, now well past the point where its surfacing has worn away. These roofs are usually structurally fine. Their problem is that they have been running dark and hot for three decades, and the granular surface that once protected them has washed into the gutters.

The second pattern is drainage. A lot of the village's older strip retail was built with minimal slope and interior drains that have since been partly obstructed, or with scuppers that discharge onto a parapet that has settled. After a wet-season downpour those roofs hold water for days. Ponding is the single most common finding on our Palm Springs surveys, and it is often correctable without touching the roof structure at all.

The third is HVAC. Small commercial buildings here carry a lot of rooftop equipment relative to their footprint, and every curb, every condensate line and every electrical penetration is a place water can enter. On the buildings we are called to for leaks, the leak is at a penetration far more often than it is in the open field of the roof.
