The commercial roofing market is full of people selling "roof paint," and it has made building owners understandably skeptical. A manufacturer coating system is a different thing: a fully adhered, reinforced membrane built up on top of the existing roof, with the seams, fasteners, penetrations and flashings detailed individually before any field coat goes down.
Done properly on a roof that still has a sound deck, it renews the waterproofing layer and buys years of additional service life. Done as a thin coat sprayed over a dirty roof, it looks identical on day one and fails within two seasons. The difference is entirely in the preparation and the applied thickness, and neither is visible from the parking lot once the roof is white — which is exactly why the specification and the written scope matter more here than in almost any other trade.
That is the work we do. We are a coatings specialist rather than a general roofer who also sells coatings, and we would rather tell you a coating is the wrong answer for your building than sell you one that fails.
Why owners coat instead of replacing
- The building keeps operating. No tear-off, no open deck overnight, no dumpster in the customer parking area, and no reason for tenants to change how they use the building.
- It is a maintenance expense, not a capital project. For many owners that is the difference between doing the work this year and deferring it again.
- Cooler building, lower load. A reflective coating drops the surface temperature of a dark roof substantially, which takes work off the HVAC on a Florida August afternoon.
- Nothing goes to landfill. A tear-off sends the entire existing roof to a landfill. A coating keeps it in service.
- It buys a decision window. If a replacement is coming in five years anyway, a coating lets you choose when — rather than finding out during a storm.
How a Project Runs
Six steps, and you get something in writing before step four.
1. Roof evaluation
We walk the roof, check the substrate and the insulation below it, and look for moisture that would make a coating pointless. This is free and carries no obligation.
2. Written scope
Substrate condition, preparation steps, the coating system and its thickness, what is included and what is excluded — on paper, so it can go in front of an owner or a board.
3. Surface preparation
The roof is cleaned to the manufacturer's standard. Most early coating failures trace back to this step being rushed, so it is the one we will not compress.
4. Details and seams
Seams, fasteners, penetrations, curbs and flashings are treated individually with reinforcing fabric before any field coat is applied.
5. System application
The field coat goes on at the specified thickness and is checked as it is applied, because under-application is invisible once the roof is white.
6. Walkthrough
We walk the finished roof with you, hand over the documentation, and set the maintenance interval that keeps the system's warranty intact.
