Riviera Beach is the harshest roofing environment in Palm Beach County, and the reason is the Port. Marine industrial buildings around the Port of Palm Beach and along Blue Heron Boulevard sit in genuinely aggressive conditions: constant salt aerosol, high humidity, and in many cases direct exposure across open water with nothing to break it. Roofs here do not age the way the same building would twelve miles inland.
The dominant failure mode is corrosion, and it starts with the metal. Fasteners, clips, termination bars, counter-flashings, drain bowls, equipment supports and the panels themselves all degrade before the membrane or the coating around them does. We routinely survey buildings here where the roof surface has years left and the metal holding it down does not — and that is a repairable situation if it is caught, and a replacement if it is not.

Very likely. Retrofitted equipment is frequently fixed with whatever hardware was available, and dissimilar metals in a salt environment corrode galvanically much faster than either would alone. That hardware usually needs replacing with compatible fixings during preparation.
Less than the same system would inland, and any contractor claiming otherwise is guessing. What extends it here is thorough preparation, correct system selection for a metal substrate, full detailing of every seam and fastener, and a maintenance interval that actually gets kept.
