We do one thing, and we would rather do it honestly

Florida Coating Solutions is a commercial roof coatings company based on South Congress Avenue in Palm Springs, Florida. We have been working on commercial roofs since 2022, and we are deliberately narrow: coatings, restoration, and the evaluation work that tells you which of those a building actually needs.

That focus exists because the alternative does not serve building owners well. A general roofing contractor who also sells coatings has an obvious incentive when the two options are on the table, and coatings are the smaller ticket. A coatings specialist has the opposite problem — the temptation to coat a roof that is genuinely finished. We deal with that by giving you the substrate condition in writing before anyone quotes anything, and by being willing to tell you the answer is a replacement.

When that is the answer, we do not simply walk away from it. We scope the replacement, put it out to licensed roofing contractors, and manage the project on your behalf. The work itself is carried out by those licensed contractors. What you get from us is the evaluation, the specification, and someone whose interest is the building rather than the sale.

Why coatings are worth understanding properly

A roof coating has a reputation problem in Florida, and it is largely deserved. The market has plenty of operators who pressure wash a roof on a Tuesday, spray a thin coat on a Wednesday, and are unreachable by the time the first summer storm finds the seams. The result looks identical on handover day to a properly installed system. That is the entire difficulty: the quality of a coating is invisible from the ground the moment the roof turns white.

A manufacturer coating system is not paint. It is a fully adhered, reinforced membrane built on top of the existing roof, and the majority of the labor goes into the parts nobody photographs — cleaning the substrate to the manufacturer's written standard, then detailing every seam, fastener, penetration, curb and flashing individually with reinforcing fabric before a single square foot of field coat is applied. Get that right on a roof with a sound deck and you renew the waterproofing layer for years. Get it wrong and you have spent money on a color change.

The other half is applied thickness. Coating systems are specified in mils, and a system applied at half its specified thickness will fail early and predictably. It is also undetectable after the fact without testing. This is why we put the system and its thickness in the written scope and check it during application, rather than asking you to take it on trust.

What working with us looks like

It starts with someone on your roof. We walk it, check the substrate and the insulation beneath it, and look for trapped moisture — because a coating over a saturated roof assembly seals the water in and buys you nothing. That evaluation is free, and it carries no obligation. If we find the roof is past coating, you have a useful piece of information and we have not charged you for it.

If the roof is a candidate, you get a written scope: substrate condition, the preparation steps, the coating system and its specified thickness, what is included, and what is explicitly excluded. Property managers and HOA boards need a document they can put in front of an owner or a committee, not a figure written on the back of a card. So do commercial owners comparing three quotes that are not describing the same work.

During the project your building keeps operating. Coating work happens on the roof surface, so there is no tear-off, no deck left open overnight, no dumpster parked across your customer spaces, and in most cases no reason for tenants to change anything about their week. For retail, medical and multi-tenant buildings, that is often the deciding factor rather than the price.

Where we work

We serve Palm Beach County — Palm Springs, West Palm Beach, Lake Worth, Boynton Beach, Delray Beach, Riviera Beach, Wellington and Jupiter. Staying inside one county is deliberate. Roofs here fail in specific ways: relentless UV, salt air that works on fasteners and flashings well inland of the beach, and summer storms that leave standing water sitting on low-slope roofs that no longer drain the way they did when they were new. Those conditions shorten roof life well ahead of the manufacturer's nominal figure, and knowing that is the difference between a specification that lasts and one that reads well on paper.

A young company, and straightforward about it

We have been doing this since 2022, which makes us four years in. We would rather say that plainly than dress it up, because the useful questions a building owner should be asking are answerable regardless: what does the written scope say, what system is specified, at what thickness, what is excluded, and what happens if it leaks afterwards. Ask those of anyone quoting your roof. The answers separate contractors far more reliably than the year on the business license.
