How this works, stated plainly

Florida Coating Solutions is a coatings and restoration specialist. When a roof is past the point where either of those makes sense, we do not disappear and leave you to start again from a search results page. We carry out the evaluation, write the specification, put the project out to licensed roofing contractors, and manage it on your behalf. The replacement itself is performed by those licensed roofing contractors — that is their trade and their license, and it is the right way round.

What you get from us is the part that is hardest to buy honestly: an assessment of what your roof actually needs, written by someone whose income does not depend on the answer being a new roof.

Why an independent evaluation is worth having

The uncomfortable truth about commercial roofing is that the party telling you the roof needs replacing is usually the party selling the replacement. Sometimes they are right. Often the roof had five years left in it and needed drainage corrected and its seams re-detailed. Because we would rather have coated it, our incentive runs the other way — and when we do conclude that a replacement is genuinely necessary, that conclusion is worth something.

It also means the specification is written for your building rather than for a contractor's preferred system. Roofing crews are understandably fastest and cheapest with the assembly they install every week. That is not always the assembly your roof should get.

What tells us a roof is genuinely finished

  • Moisture through the assembly. Saturated insulation cannot be dried from above, and coating over it seals the problem in.
  • Deck deterioration. Corroded metal decking or deteriorated structural substrate is not a surface problem.
  • Field-wide membrane failure. When the membrane has degraded everywhere rather than at seams and penetrations, there is nothing sound to bond to.
  • Drainage designed wrong from the start. Sometimes ponding is not a maintenance failure but an original design fault, and only a re-slope fixes it.
  • Repeated failed repairs. Layer upon layer of previous patching, each one treating a symptom, usually means the assembly is past saving.

What our involvement covers

  1. Evaluation. We walk the roof, assess the deck, insulation, drainage and moisture, and document the condition.
  2. Specification. We write what the building needs — assembly, insulation value, drainage corrections, detailing — independent of who ends up installing it.
  3. Contractor selection. The specification goes to licensed roofing contractors so you are comparing like-for-like bids rather than three different scopes.
  4. Project management. We oversee the work against the specification and keep you informed while the licensed contractor carries it out.
  5. Ongoing protection. Once the new roof is on, a maintenance program is what stops you having this conversation again in fifteen years.

We tell you when a coating is the wrong call

A coating restores a roof that still has a sound deck and manageable moisture. If the substrate is saturated or the insulation is gone, no coating will fix it and we will say so at the evaluation rather than after the deposit.

Your building keeps operating

Coating work happens on the roof surface, not through the ceiling. There is no tear-off, no open deck overnight, no dumpster in the customer parking area, and in most cases no reason for your tenants to change how they use the building that week.

Manufacturer systems, applied to spec

We install manufacturer coating systems at the mil thickness the system actually calls for. Under-application is the most common reason a coated roof fails early, and it is invisible from the ground once the roof is white.

A written scope before anything starts

You get the substrate condition, the preparation steps, the system and thickness, and what is excluded — in writing. Property managers need something they can put in front of an owner or a board, not a number on the back of a card.
