Nearly every expensive roof failure began as something cheap that nobody looked at.

The economics are not close

A blocked drain costs almost nothing to clear. The same drain left for two wet seasons ponds several thousand square feet, works water into the seams, saturates the insulation beneath and turns a maintainable roof into a replacement. That progression is the single most common story behind the failed roofs we are asked to look at, and at every stage it was cheaper to intervene than to wait.

Commercial roofs get neglected for an understandable reason: nobody goes up there. A roof is out of sight, it has no obvious warning signs until water appears inside, and there is rarely anyone whose job it is to look. By the time a problem announces itself through a ceiling tile, it has usually been developing for a year or more.

There is also a contractual reason to keep up with it. Manufacturer coating and membrane warranties almost always require documented periodic maintenance. Owners discover the hard way, at the point of a claim, that an undocumented roof has quietly voided the cover they were paying for.

  • Scheduled inspections. Typically twice yearly, plus after any major storm, which is when new damage actually occurs here.
  • Drainage kept clear. The cheapest and highest-value item on the list, and the one most often left undone.
  • Minor repairs as found. Small seam and detail failures fixed while they are still small, rather than logged and forgotten.
  • Documented condition. A written record with photographs, which is what a warranty claim and a building sale both require.
  • Warranty preserved. Manufacturer cover generally depends on documented maintenance. Without it, the warranty may not respond.

Scheduled inspection visits

Usually twice a year, timed around the wet season, with an additional visit after any significant storm event. Storm damage is not always visible from inside, and the point is to find it before the next rainfall does.

Drainage clearing

Drains, strainers, scuppers and gutters cleared. In this county, wind-blown debris and vegetation block drainage remarkably fast, and this single item prevents a large share of ponding problems.

Detail inspection and minor repair

Curbs, boots, terminations and seams checked, with small failures repaired during the visit rather than quoted separately weeks later.

Written condition report

Findings documented with photographs, so you have a record of the roof's condition over time. That record supports warranty claims, budget planning and any future sale of the building.

Budget forecasting

Over a few visits the pattern of a roof becomes clear, and you get a realistic view of what it will need and when — rather than an unbudgeted emergency.
